Let’s talk tile! There are many styles, patterns and materials available when it comes to tile – whether it be ready-made or custom, there are an endless array of options to choose from. An element of tile design that makes as much of an impact as the color or pattern is the layout. The layout of a tile can help make a room feel larger or smaller, it can carry the eye to create dimension and even become a focal point in a space.

Yes, there are many more layouts than your classic straight lay or herringbone! Some of these layouts only work in certain spaces and can also serve a different purpose, so let’s talk about the basics and get some ideas for your next reno! 🙂

The Straight-Lay Pattern

This is the most basic and versatile layout – it works well in many spaces and it’s the easiest to install. The straight-lay creates a grid-like pattern that is simple and clean. Just because it is basic, doesn’t mean it can’t be stylish – choose the right color and pattern, and you will transform your space into something stunning. It can be used in almost any space of the home – indoors or outdoors – from floor to backsplash and countertop to patio. (Tip: Straight-lay is not the best to use in a narrow room…the straight grout line parallel to the wall will make a room appear smaller than it is.)

The Running Bond Pattern

… or Brickwork layout. It can be used with a square tile, but for the signature brick look, rectangle tiles are the way to go. Think subway tile! This layout can be used on floors but it is most commonly used as a backsplash tile. If you’re installing the tile yourself, this is a great one to use if you want to hide imperfections – like crooked walls and uneven surfaces. The layout creates a whole cohesive look which makes it near to impossible to spot those imperfections. (Tip: When installing, each tile will need to be set so that it starts at the center of the tile below it.)

The Checkerboard Pattern

This one almost doesn’t need an introduction – the classic black and white tile. This is a great pattern to add a vintage or even retro style to a room, but when complimented with modern decor and architecture it can also give a space a striking, modern feel. Checkerboard is most commonly used on floors, but it can also be used to create a striking backsplash. (Tip: For the checkerboard pattern to reach its fullest potential and not lose its classic look, pair it with solid colors and simple decor.)

The Checkerboard Pattern can also work in other colors. We created the pattern with contrasting tones in this laundry room in our Cascade Mountain Home project.

The Herringbone Pattern

The herringbone pattern gets its name from the resemblance it has to the skeleton of a herring fish – Fun fact! This intricate pattern is usually best for the pros to take care of – the tiles are laid out in a V-shape which starts with laying a tile at a forty five degree angle to form one side of the V-shape. A second tile is added perpendicular to the end of the first which forms the other side of the V-shape. The herringbone pattern is one of my favorites to design on a kitchen or bathroom backsplash, but it is a striking pattern when used on the floor. (Tip: This pattern is best used in a smaller space, this intricate layout can appear too busy for a larger space.)

The Diagonal Pattern

Also known as the diamond pattern. This layout is quite simply the straight-lay pattern but the tiles are laid at a 45 degree angle to mimic a diamond shape. Like the Herringbone Pattern, this pattern is one of the most popular ones to use in small or narrow space to make it appear larger as the eye is drawn to the widest part of the tiles. The Diagonal Pattern is a great choice for entryways, hallways and bathrooms. (Tip: Naturally, large tiles make a space appear larger, so when you lay a large tile in the Diagonal Pattern, you will maximize the effect.)

And the patterns don’t stop there! See the Basket Weave Pattern – often seen in a mosaic tile and great for small spaces. Windmill Pattern – a combo of rectangle and square tiles, great for a backsplash or even used as a border for another pattern. Versailles Pattern – also a combo of rectangle and square tile that fit together in a repeating puzzle layout, it is almost always seen as a floor tile. The Pinwheel Pattern – could be mistaken as the Windmill Pattern, except it is laid with square tiles and is well known as a floor tile.

Are you feeling ready to tackle your own tile project?

Last week we spoke about the latest Summer Trends this year – natural fibers, plants, navy blue, florals and botanicals, and performance fabrics and since we officially welcomed Summer, I’d like to elaborate on some more trends – outdoor trends. If you need a patio refresher before some social distancing entertaining, here are some ideas on how you can incorporate the seasons’ outdoor trends.

Bringing the indoors out. Let your patio feel like an extension of your home by incorporating similar colors, textures and styling of your interior. Hang an outdoor chandelier, pendants or even string lights to give the illusion of a ceiling. Use awnings, privacy walls or even drapes to create an intimate feeling and consider a sectional as opposed to multiple lounge chairs.

Warm tones and natural textures. This is definitely an indoor-outdoor trend. Earthy hues like terra-cotta, coral, golden yellow, browns and olive green are the perfect palette to create an inviting and cozy space. These colors can be used to bring in pops of color through furnishings, accessories and lighting.

One of the biggest outdoor living trends this year is an outdoor kitchen bar – the perfect addition for hosting an outdoor party and a great way to keep traffic out of the kitchen. This trend doesn’t require a patio renovation, check out these stylish and functional outdoor bars for the perfect addition to your Summer patio.

See you on the patio!

2020 has been quite a trying time for us all and I couldn’t image a better time to embrace transformation. Summer is the perfect season to freshen up you living space – whether it be complete makeover or a few accents here and there. If you are in the market for some trends to  incorporate into your home, here are my favorite 5 from the exciting list of what’s “hot” this year.

Natural Fibers-

Thanks to the demand for sustainable living – environmentally friendly materials are taking over. Natural materials, such as wicker, rattan and jute can be found in lighting, rugs, stools and more. This element allows light to filter through it, giving off a light and airy vibe. Perfect for Summer!

Plants-

There’s nothing better than freshening up a space with natural greenery. For a more organic look, faux plants are out and live plants are in. Believe it or not, fiddle leaf fig trees are taking the back burner to give way to other plants, like olive trees.

Navy Blue-

There are a few colors making a statement in 2020 – blush pinks, deep greens and pastels, but one of my favorites is Pantone’s 2020 Color of the Year – Classic Blue. It has gone beyond the walls and found its way in fabric, rugs, and onto furniture. It’s a bold color that gives off a fresh and fun feel.

Florals and botanicals-

…out of the vases and onto the walls. Wallpaper is in and the florals are the leading print. Wallpaper adds texture, contrast and color to a room, not to mention a touch of personality.

Performance Fabrics-

Durability in design is one of my staples, so performance fabrics is a trend  that never goes out of style for me. Summer is the season for outdoor fun, so easy-to-clean and durable are a must with all that extra traffic and mess that come along with that fun. Performance fabrics are great for the outdoors, but they can also be used luxurious living spaces – like formal dining rooms. Yes, there is such a thing as luxury performance fabrics!

Happy Summer decorating to you and here’s to a fresh start!

Do you have that one space in your home that seems to be closing in on you? I certainly do! And over the many years of working as an interior designer, I have worked with many clients who can relate to that one small space.

After many weeks of quarantine and living in close quarters to the rest of the household, those spaces are feeling smaller and smaller! Don’t give up – there are a number of simple tricks you can do that will make even the smallest spaces instantly feel more spacious.

Reflect the light.

Mirrors reflect light – natural or not – giving the look of a more open space. For the best result – hang mirrors on a wall opposite windows or other sources of light to  maximize the effect. And of course, this is a great opportunity to add some new decor!

Lincoln Tower Bellevue Living Space Side Table Design
Michelle Yorke Interior Design | Lincoln Tower High Rise
Give it height.

Make your windows appear larger and your ceilings look taller by mounting curtain rods closer to the ceiling or slightly past the width of your window. This trick will also allow for more natural light to come into the room.

Make it multifunctional.

If you’re on the hunt for new furniture, try find pieces that serve dual purpose, like a coffee table with tucked-away seating. Or an ottoman large enough to hold a tray, to go from casual and relaxing to formal and entertaining.

Lighten it up.

If you’re ready for a fresh coat of paint, go for light and bright colors. These tones will reflect light and instantly make a room appear larger. Consider painting the walls, trim and ceiling the same or very similar shades of white.

Space it out.

Move furniture away from the walls and bring them out into the floor. It’s a natural thought that rooms appear to have more space if the furniture pushed towards the wall, but it’s actually not true. Pushing furniture against the wall makes everything appear and feel cramped. Even just a few inches between walls and furniture can give the illusion of spaciousness.

I hope you can take a tip or two away to add a little more room to relax!

When it comes to remodeling – the kitchen can be one of the most rewarding. It’s the heart of the home, the space where family gathers for meal prep, dining, end of day catch up and homework. The kitchen is the space where visitors naturally gravitate towards, so it truly is the centerpiece of the home.

Embarking on the renovation road is a commitment worth making. When tackling a remodel, homeowners will spend most of their time finding the right contractor, picking out seemingly endless list of materials, surfaces, lighting, appliances etc. But life goes on, so you’ll need a plan of how you and your family will deal with everyday life as well. If it’s not possible for you to move out during the remodel, it’s time to start planning.

Here are a couple of helpful tips to take into consideration:

1 – Plan ahead for everyday life.

Create a temporary kitchen if it’s a kitchen remodel. Create a zone – think through how daily life will still happen during the remodel, where will you come in and go out? Where do items get placed in your temporary lifestyle change? You are basically planning ahead to keep your sanity as much as possible.

2 – Project organization.

Have all of your designs done and materials selected and ordered ahead of time so when the work starts all products are on site and the timeline can go as smoothly as possible.

3 – Communicate with your contractors.

Ask for timelines so you know what to expect but have patience and know that things come up and delays happen during a remodel. Ask questions about the daily clean up and dust control efforts. Most contractors will do their best to keep the areas of construction closed off from the rest of the house to keep the dust and mess controlled as much as possible.

4 – Keep the vision in sight.

Keep your vision board or rendering of the remodeled space somewhere where you can see it daily, like your temporary refrigerator or your bathroom mirror. This will help you keep the end result in mind during moments of potential frustration.

Tragin Residence Kitchen Vision Board

5 – Plan for fun.

Take advantage of the limited use of your home and plan for local outings, day adventures or even a staycation! During a major remodel, some of the happiest homeowners are those that spent time completely out of the house.

One more thing…

Gratitude. Show your gratitude to the tradespeople and contractors throughout the project.  Treat them to a box of doughnuts, offer to make a coffee run, order some pizzas for lunch, or leave a note to say thanks!  Your expressed gratitude not only makes them feel appreciated and that their work matters but also helps you stay positive and thankful throughout the mess and mayhem!

I hope you’re feeling ready to take on that remodel!

One of the hardest cabinet spaces to organize is underneath the sink – whether it be in the kitchen or in the bathroom. Organizing this space can be tricky because of pipes and garbage disposals take up a lot room, leaving spaces that are hard to work around. So, how do we solve the problem? Someone already did!

This organizer from The Container Store is adjustable and expandable to fit oddly shaped spaces in cabinets. Bonus: No tools required for assembly!

This storage unit has removable shelf pieces so you can arrange them around pipes to maximize the space you do have.

If you only have space for one rack, this pull out drawer is designed in a unique U-shape frame that fits around the “peskiest of pipes.”

If you are remodeling your kitchen or bathroom, you have the opportunity to take storage into account before settling on your cabinet design. You can also select a sink that the drain offset to one side, therefore the disposal is off to the side leaving more space for pullouts or a trash bin.

In last weeks’ post, Laundry Room Design-be bold and brave with color, we talked all about taking chances and designing a bold laundry room with daring color. In the space we showcased, we chose a unique table for extra folding space, with a beautiful story behind it.

I always love it when I can support USA made products by local artisans and craftsmen. This company is one I’m proud to use and share the story. More Than a Table is a company that designs and hand makes beautiful reclaimed wood tables while supporting their community. Let’s talk about designing a laundry room that is bold and colorful, not your usual ‘boring’ laundry room. How do you create this out of the ordinary space without skimping on function? Here’s how we did it for a family of five. Busy working parents with 3 kids involved in sports – durability, organization and function were key.

Laundry Sink View

Durable floor tiles in a high traffic area – a must, but they don’t have to be ordinary. We went with a classic checkerboard pattern but with a powder blue tile mixed with black for a unique twist of this look.

Screen Shot 2020 03 23 At 1.10.58 Pm

We wanted to have some fun with the walls and ceiling, so we selected a whimsical wallpaper for the walls and marble inspired design for the ceiling to compliment the powder blue floor tile. We went bold with the cabinets by venturing away from the expected shade of white and went with a rich green tone. The copper sink and bronze hardware became a perfect contrast.

Screen Shot 2020 03 23 At 1.11.21 Pm

A timeless tile design creates a subtle focal point. For storage, we hung shelves to hold baskets for each person. And you can’t have a functioning laundry room without folding space, so creating enough counter space was a must. This room was large enough to allow a center table for additional folding space. We chose a unique table for this room…one with a story behind it…look for our next blog post as we share more about it!

Screen Shot 2020 03 23 At 1.11.43 Pm

And just like that, you have a bold and colorful laundry room – far from ordinary!

Mother’s Day is just around the corner! It’s time to celebrate one of the most important figures in our lives (in my opinion). Celebrating Mother’s Day is a little unique this year as most of us are separated from family members, but that doesn’t mean we can’t show them some love – and spoil them just a bit!

Have you found a special something for Mom? Need some ideas? My advice is to give her something she will get a lot of use out of while “stuck” at home. I have compiled a shopping guide with some of my favorite ideas.

Mothers Day Guide

It may be warming up outside, but a throw is always a comforting addition to the sofa or sitting around the outdoor firepit in the spring and summer months. | A chic arrangement of fresh flowers | Tea or coffee lover, a pretty mug will go perfectly with that book. | Chocolate, because who doesn’t love a little sweet indulgence? | Pretty PJ’s – a bright and fun print will help her start her day on a cheerful note. | If your Mom is a lover of all things home decor, The Finer Things is a popular and beautiful, coffee table book. | A gorgeous vase for beautiful flowers (maybe have flowers delivered to go with that vase? Check with your local florists to see if they’re still delivering flowers!) | A pretty, tropical spa gift will encourage her to enjoy some me-time.

Happy Mother’s Day to all of you wonderful ladies out there!

It’s been weeks and weeks of quarantine life and self-care couldn’t be needed more than now. With all of this extra time, it’s easy to use it on the kids, work, deep cleaning the refrigerator, and… stress. I’d like to get straight to the point and offer 5 mindful ways on how you can take the time to take care of yourself.

REFLECT –

We are all in the midst of a lifestyle change. Embrace this change and focus on improvement. Take time to congratulate yourself on the improvement you have already made in your life. Acknowledging your achievements, even the smallest ones, will give you confidence to tackle the next steps to creating healthy habits and meeting new goals. Daily affirmations are one of the best ways to give yourself a boost of encouragement and motivation.

BOUNDARIES –

It is so important to set boundaries for yourself when it comes to how much responsibility you should be taking on. Even if you are willing to do it all, it doesn’t mean you have to! Saying no to people isn’t a sign of weakness or an act of rudeness, it can be the easiest act self-care you can do. Taking on too much work and too many tasks can add so much unnecessary stress to your day and even your health.

PLAN –

Intentional planning is key for self-care. Mark your calendar and block off specific times of the day/week that you will be dedicating to self-care. It doesn’t have to be an entire day spent on a self spa day (though that may not be a bad idea every so often), even if it’s simply an hour in the evening spent meditating, reflecting or spending time on a hobby. It may feel odd writing down “self-care” on your calendar, but it is the easiest way to not cancel on yourself. Extend a little bit of grace to yourself and create time to take care of yourself.

SUPPORT –

(Virtually) surround yourself with an encouraging support group, whether they be family, friends or a Facebook group. Share your goals with those closest to you to make sure you are receiving good vibes and motivation to keep your spirits up. A supportive team can help you grow and encourage you to be your best self, while taking care of yourself.

EXPLORE –

We all have our go-to self-care routine or activity and there’s nothing wrong with defaulting to whatever makes you feel good. To spice things up, why not expand your wheelhouse and explore new outlets or activities to relax, unwind and reset! You may end up discovering a self-care tool to mix things up when you need a change of mental scenery.

Stay healthy. Stay home!
